Public Hearing - 9/17/24 - Plan Commission - Zoning Map Amendment - 2815 Campton Hills Rd.

Notice is hereby given that a public hearing will be held by the Plan Commission of the City of St. Charles, Illinois on Tuesday, September 17, 2024 at the hour of 7:00 p.m. in the City Council Chambers of the Municipal Building at 2 E. Main Street, St. Charles, Illinois, at which time and place the Commission will consider, for the purposes of making a recommendation to the City Council, the following:

 

            A petition filed by Samantha Cocroft, requesting a Zoning Map Amendment from O-R Office Research District to RM-3 General Residence District for the property addressed as 2815 Campton Hills Rd., St. Charles, Illinois, and legally described as follows:

 

THAT PART OF THE SOUTH HALF OF SECTION 29 AND PART OF THE NORTH HALF OF SECTION 32, ALL IN TOWNSHIP 40 NORTH, RANGE 8 EAST OF THE THIRD PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS: COMMENCING AT THE SOUTHEAST CORNER*OF THE NORTHEAST QUARTER OF SAID SECTION 32; THENCE WEST ON THE QUARTER SECTION LINE 20 CHAINS; THENCE SOUTH ON THE 80 LINE 31 RODS, 4 FEET TO THE CENTER LINE OF THE ROAD; THENCE WESTERLY ALONG SAID CENTER LINE 26.68 CHAINS; THENCE NORTH 01 DEGREE, 30 MINUTES EAST TO A LINE DRAWN PARALLEL WITH AND 70 FEET SOUTH OF THE NORTH LINE OF SAID SECTION 32 (MEASURED ALONG A LINE MAKING AN ANGLE OF 96 DEGREES, 14 MINUTES MEASURED FROM EAST TO SOUTH, WITH THE NORTH LINE OF SECTION 32); THENCE EAST ALONG SAID PARALLEL LINE 301 FEET FOR THE POINT OF BEGINNING; THEN EAST ALONG SAID PARALLEL LINE 100 FEET; THENCE NORTH 01 DEGREE, 30 MINUTES EAST TO THE CENTER LINE OF THE COUNTY ROAD LEADING WEST FROM ST. CHARLES; THENCE NORTH 86 DEGREES, 59 MINUTES WEST ALONG SAID CENTER LINE TO A LINE DRAWN NORTH 01 DEGREE, 30 MINUTES EAST FROM THE POINT OF BEGINNING; THENCE SOUTH 01 DEGREE, 30 MINUTES WEST TO THE POINT OF BEGINNING, IN THE CITY OF ST. CHARLES, KANE COUNTY, ILLINOIS.
